Spatial Analysis of the Value of Land Prices in Al-Diwaniyah City
Abstract
The research aims to analyze the spatial variation of land prices in the city of Diwaniyah, with its municipal boundaries consisting of (59) residential neighborhoods, and to search for geographical factors affecting the value of land prices, and then to address the effect of variation in the price of land prices in directing the use of land, As the hypothesis was formulated with the overlap of several factors that led to the great rise in the prices of residential lands in the past two decades, trade speculation is one of those factors, as there is a great variation in land prices. There are a number of overlapping geographical factors affecting this variation, as well as the implications of that according to the absence of government planning in terms of overstepping the boundaries of the basic design and overrun on agricultural lands. The researcher mainly relied on the field study represented by the direct observation and personal interview of a number of the owners of real estate offices and the questionnaire form in collecting data and information. The research reached the gradual decrease in prices along the eastern and northeastern corridors of the city, which is related to the area of residential plots, the social and economic level of the population, and the location of the central area. As the demand for real estate depends on several factors, including the quality of transport roads and streets, the availability of green areas and the proximity to commercial areas, which is determined by the economic and social situation of the population. The absence of state authority after 2003 AD, administrative corruption, and the weak role of municipal oversight, and then the citizen’s sense that there was no oversight obligating him to the type of use, had a major role in altering land uses, and hence the great variation in land prices. One of the most important factors affecting the value of land prices is the area of land, supply and demand, as the price of land in poor areas and land with prestige, such as the Al-Askari neighborhood and Algeria, are close to between 500 to 600 thousand square meters, as 100 m in the military neighborhood at 50 million and 600 m in the Algeria neighborhood by 300 to 350 Million, Here, the role of the economic and social factor of the population is highlighted, as those who represent high income are a small group compared to those with low income.
